Summary

Job Duties

  • Ensure that each account is properly staffed and that company policies and procedures are adhered to
  • Visit each account on a regular basis to inspect and evaluate contractual compliance and cleanliness
  • Maintain effective employee relations with direct management reports and hourly personnel
  • Conduct orientations, train employees, coach and counsel, communicate objectives, appraise job results, and create an open line of communication with employees
  • Assure effective communication is maintained with account managers so that complaints are resolved in a timely manner, and accounts with serious problems are known
  • Work with sales regarding proposals and bid preparations, and communicate suggested adjustments in contractual arrangements based on operational needs.
  • Review and evaluate all management reports such as labor, equipment, supplies, job cost etc.,
  • Take corrective action where necessary to assure compliance within budget and contract standards.

This person ensures that standards are being met, locations are fully staffed, and continually works to develop the employees that report to them. Through evaluation of sites, and excellent communication skills, the Project Manager ensures customer satisfaction on every level.

  • Recruit and hire employees to assure accounts are properly staffed according to contract specifications.
  • Assign duties and tasks to employees and inspect work for cleanliness and completion
  • Determine work procedures and prepare schedules while ensuring the account stays within the given labor budget
  • Conduct new hire orientation, safety training, job training, etc. to assure hourly employees can perform tasks in an efficient and safe manner
  • Prepare and review all required paperwork such as time sheets, accident reports, new hire paperwork, employee training records, work orders, equipment and supply orders, etc.
  • Create an open line of communication by assisting in employee relations problems, and coaching and counseling employees to empower success.
  • Establish relationships with customers by visiting accounts on a regular basis to assure the highest quality of service

Job Title: Area Manager

SUMMARY: This position provides all aspects of management and oversight for assigned facilities within a geographic area.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Provide high level of customer service and account management to stores in an assigned territory, taking all action necessary to ensure completion of required work, according to contract scope, company policy and direction of District Manager.
  • Effectively manage and train work crews (including Area Supervisors/Leads) assigned to various locations, and take all action(s) necessary to keep proper staffing, including but not limited to advertising, training, budgeting, scheduling and discipline/discharge all employees in assigned locations.
  • Complete and submit all required paperwork, including but not limited to quality reports, sign-offs, summary sheets, schedules and timesheets from time management system.
  • Regularly communicate with District Manager to keep him/her up to date on status of accounts; as well as communicate with store managers on scope of services.
  • Timely share information with District Manager and corporate office personnel regarding all work related injuries, claims of discrimination, harassment and other human resource matters; properly complete accident investigation report.
  • Oversee the completion and timely submission of all new hire employee paperwork (and compliance required documents), including an accurate I9 form and state tax withholding form; obtains Employee ID# prior to starting a new employee to work.
  • Ensure that all needed supplies and necessary equipment, are available and in working condition for assigned worksites.
  • Knows and follows all safety rules and proper procedures associated with the responsibilities of the job.
  • Generate new sale opportunities while developing partnerships with local accounts and companies.
  • Properly maintain and account for any equipment assigned to their territory.
  • Maintain a professional appearance and dress while representing the company.
  • Overtime required, including weekends and holidays, as needed.

MINIMUM QUALIFICATIONS: To perform this job successfully, an individual must be able to perform the essential duties satisfactorily. Qualified personnel should possess a high school degree or equivalent, additional technical training in a related trade and several years of account management experience. Janitorial experience may substitute for required education on a case by case basis. Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions.

KNOWLEDGE, SKILLS and ABLITIES:

  • Floor care or janitorial management experience
  • Carpet care and cleaning; stripping/cleaning/buffing of floor types; floor care chemicals; operation of floor care equipment.
  • Thoroughness, dependability, tact and courtesy; ability to work in a team environment and good judgment.
  • General knowledge of computer software.
  • Effective communicator with customers, as well as with internal corporate personnel.

Job Title: Custodian

Summary: Performs a variety of cleaning and floor care duties at commercial, retail and/or industrial facilities. Follows the scope of services as outlined by the customer, as scheduled by the Area Manager.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Maintains and cleans all floor surfaces, including sweeping, mopping, scrubbing, or vacuuming
  • Collects and disposes of paper and rubbish.
  • Follow procedures for the use of chemical cleaners and power equipment, in order to prevent damage to floors and other objects
  • Cleans, monitors and maintains restrooms, fitting rooms, corridors, store entrance areas, and escalators.
  • Empties trash receptacles for proper disposal; use of compactor for certain materials
  • Clean windows, glass partitions, and mirrors using appropriate cleaners and equipment
  • Spot clean carpets; assist in carpet extractions and shampooing
  • Replenishes paper products and sanitary supplies.
  • Assist with the removal and spreading of deicing products at all store entranceways and sidewalks; shoveling as required.
  • Follows housekeeping schedule outlined by the immediate supervisor.
  • Use of heavy cleaning equipment, such as floor scrubbers, burnishes, backpack vacuums and buffers. Some locations may require power washers to clean sidewalks and entrance areas.
  • Other duties may be assigned, as required by the scope of work or customer needs.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Maintains and cleans all floor surfaces, within scope of services and direction of Area Manager; responds to housekeeping requests for service
  • Sweeps, mops and cleans and maintains restrooms, fitting rooms, corridors and entrance areas; vacuum carpeted areas.
  • Cleans and polishes lavatory bowls, basins and plumbing fixtures.
  • Restocks paper products & soap supplies
  • Empties trash receptacles for proper disposal.
  • Cleans both the top and bottom tracks of escalators.
  • Assist with snow removal and spreading of deicing products for all entranceways and sidewalks.
  • Follows custodial time schedule outlined by the immediate supervisor.
  • Performs other work related duties as assigned.
